HCAD Protest Deadline 2026: Everything Houston Homeowners Need to Know
The deadline to protest your 2026 HCAD property tax appraisal is May 15, 2026 — or 30 days after HCAD mails your Notice of Appraised Value, whichever gives you more time. For most Houston homeowners, May 15 is the date that matters.
What If You Miss It?
If you don't file a protest by the deadline, you're locked in at HCAD's appraised value for the entire 2026 tax year. No exceptions, no extensions, no second chances (except in very rare circumstances like not receiving your notice). Your tax bill in October will be calculated on whatever HCAD says your home is worth.
For many Houston homeowners, that means paying hundreds of dollars more than they need to — money that could have been saved with a 10-minute filing.
How to File Before the Deadline
The fastest way is online through HCAD's iFile system at owners.hcad.org. You'll need your iFile number (on your Notice of Appraised Value) and about 10 minutes. Select your property, check both protest boxes (market value and unequal appraisal), enter your opinion of value, and opt in to iSettle.
You can also file by mail or in person at 13013 Northwest Freeway, Houston, TX 77040 — but online is faster and gives you a confirmation immediately.
Don't Wait Until the Last Minute
Filing early matters. Protests submitted in April get more appraiser attention than those crammed in on May 14. Early filers have time to upload evidence, respond if HCAD asks questions, and prepare for a hearing if needed. Last-minute filers often scramble and submit weaker cases.
